A planned community
built before "planned community" was a phrase.

Maplewood Isle is a community of 104 properties hidden in the heart of Coral Springs, Florida. As one of the first Planned Unit Developments in Broward County, and one of the oldest gated communities in the state of Florida, Maplewood Isle has a rich history of upscale living — serving as residence for a city mayor, well-known developers, and many respected professionals.

The community was planned in the mid-to-late 1970s with the official documents being filed in 1978 with the county recorder. The first properties were sold and homes built in the early 1980s in the mid-$300,000 range — equivalent to over $1,000,000 in 2020 dollars. Today's home prices have kept pace, with recent sales over that million-dollar threshold.

Homes

Homes in our community are on the larger side, with a minimum of 4 bedrooms and 3 bathrooms, and many having 5 or more of each. Homes are all over 3,100 sq ft and many are over 4,000 sq ft, with the largest being over 10,000 sq ft.

Five of the properties are double lots, and four of those have a private tennis court. Most homes are upgraded with modern amenities, professionally landscaped, and individually maintained to the high standards the founders set out in our governing documents.

The canopy

Our streets are lined with mahogany, oak, and black olive trees forming a continuous canopy from the front gate to the cul-de-sacs. The canopy is one of the things residents care most about — and is protected by Association policy. Removal or trimming of any street-side tree requires Landscaping Committee approval and a certified arborist.

Quiet streets, deep history

A bit further back

The Maple Wood Subdivision (the residential areas between University Drive and Coral Springs Drive to the east and west, and Royal Palm Blvd and Atlantic Blvd to the north and south) was conceived in the early 1970s, with the initial Plat of 622 lots recorded in the Broward County plat book in 1973. In 1974 a Declaration of Restriction was recorded which governed the entire subdivision. Then in 1978, Blocks E and R (109 lots) had their Declaration of Restriction amended to further create Maple Wood Isle.

The HOA itself was created at the same time (1978) as a non-profit corporation, with Articles of Incorporation and By-Laws filed with the Secretary of State of Florida and recorded in the official records of Broward County. These documents still govern the community today.
