Periodic checks of existing mechanical and electrical infrastructure. Interfaces with the Management Company and vendors for sprinklers, fountains, electrical, gates, guardhouses, A/C, and painting.

II.Construction

Larger projects outside the realm of Maintenance — roads, curbs, paver/bomanite work, "bridge" work at the front gate. (Currently inactive.)

III.Landscape

Works with landscapers and tree trimmers. Spring and fall plantings, canopy trimming, and street-tree policy enforcement.

IV.Architectural Review

Reviews all exterior modification requests from homeowners before work begins.

V.Finance & Audit

Reviews the annual budget, oversees the audit, and ensures fiscal discipline across the Association.

VI.Security & Gatehouse

Manages security officer training, gate procedures, and the authorized-visitor list system.

VII.Communications

Resident communications, the homeowner portal, the website, and email/text notification systems.

VIII.Social

Plans community events, the holiday party, and resident gatherings throughout the year.

IX.Welcoming

Greets new residents, distributes the New Owners Guide, and assists with integrating new neighbors.

X.Rules Enforcement

Handles courtesy notices, fining process, and dispute resolution per the Association Rules.

XI.Nominating

Identifies candidates and prepares the slate for the Annual Meeting election of Directors.

Liaisons

Two liaison positions for cross-committee coordination and Board interface.
