Buying or selling

Joining or leaving the neighborhood.

We welcome all prospective buyers. Here's how to register, what to expect at the gate, and what we need from sellers at closing.

Buyers with a contract

If you have a signed contract on a home in Maplewood Isle, you can get a head start on integrating into the community by registering as a prospective resident. After your registration is accepted, you'll be able to fill in your information that will be placed at the Security Post on the day of closing using the Resident Info Form.

Don't forget to send an image of the signed deed or closing statement to J & L Property Management so you are officially added as a resident on the day of closing.

Visitor entry

All visitors to the community for the purpose of viewing a property must be authorized at the security posts. Drivers without a valid Maplewood Isle entry sticker must be identified by security officers — present a valid driver's license to begin the authorization procedure.

There are three ways to become authorized:

  1. The resident or homeowner places you on their authorized visitor list.
  2. A real-estate agent or seller with appropriate documentation requests entry on your behalf.
  3. You present a valid driver's license at the gate; security calls the property to confirm.

For sellers

Sellers should notify J & L Property Management of the closing date and the buyer's name so the gate has the right info on hand. Estoppel and resale documents are coordinated through Management — please give 10–14 days' notice when possible.

Welcome to the neighborhood

After you close

Once you've closed, register as a current resident to receive a login for the homeowner portal. This unlocks the board contact directory, meeting minutes, budgets, social events, and the maintenance reports.
